For larger-scale projects exceeding an estimated $5,000, we manage a formal vendor bidding process through our dedicated Construction Management division, ensuring transparency, competitive pricing, and proper oversight from start to finish.
In addition, we provide vendor consultations and referrals to help Boards select reliable service providers for specialized needs. To support your community around the clock, our after-hours emergency call monitoring ensures that urgent maintenance issues are addressed promptly and professionally, no matter when they occur.
Each year, we assist your Association in developing a strategic operational plan designed to guide the community’s priorities and goals. This includes preparing a detailed, informed proposed budget based on historical data, upcoming project needs, and reserve requirements. We also assist with the budget approval process, including the facilitation of the Association’s Annual Meeting and budget ratification meeting in accordance with governing documents and applicable laws.
For commercial properties under our management, we provide a comprehensive Annual Performance Report, outlining financial performance, maintenance updates, capital improvements, and other key metrics to support sound decision-making and future planning.
While we are not attorneys, we are well-versed in Colorado HOA laws and will ensure your Association operates in full compliance with all applicable statutes and your governing documents.
